Legacy Fujitsu Development Change on Telecom Parkway
Dayton Street Partners (DSP) are the owners of the former Fujitsu complex of buildings. One of their representatives, Michael Schack, reached out to the Board to let us know about a building change they are currently in the planning stages with the City of Richardson. Due to many companies not going back to the office, there is an excess of buildings that offer office space, but there is a shortage of buildings that support manufacturing and warehousing, which are on the rise. Due to this shift in commercial real estate needs, DSP are planning on removing the old three-story legacy Fujitsu building that faces Telecom Parkway with a newly constructed warehouse. This is the building with the pond as to not be confused with the building at the corner of Telecom and Breckinridge. There will be no changes to the building at the corner of Telecom and Breckinridge.
The new warehouse will be a 343,624 sq. ft. building and will cover the entire area including where the old three-story building is today along with the pond. The area is zoned commercial / industrial which means they do not have to get permission to tear down an old building and build a new building. However, the current zone language for warehouses is very old and not sufficient for current warehouse needs. DSP will raise a Planned Development change in order to get the zoning updated to allow a 40 ft high warehouse building so they can have 36 ft clear indoors to support modern warehouse needs.
DSP intends to construct the new building with a cohesive design to match the existing legacy Fujitsu campus designs. DSP will submit a full landscaping plan as well as parking plan and intend to more than fully meet the City requirements in these areas. In their current plans, they have located the truck bays at the back of the building so they will not be seen from Telecom Parkway.
In response to the Boards initial concerns around truck traffic and the direction of travel, DSP indicated they would add a provision to the lease requiring the truck traffic to take paths that avoid going through the Creek Hollow neighborhood. That is, they will avoid going north on Telecom Parkway or east on Breckinridge.
DSP also provided some early concept diagrams of the building facade as well as a diagram of the proposed truck traffic routes.
